If you are working, with good references, and reasonable credit, with a Right-to-Rent in the UK then pay no fees to secure a residential property from “A Home After Home”.
If you are not working, with good references, and good credit, with a Right-to-Rent in the UK, and a guarantor then pay no fees to secure a residential property from “A Home After Home”.
Simply pay one weeks rent as a holding deposit; this will become your first weeks’ rent when you move in. The remainder of the first months’ rent will be due on move-in, along with the equivalent of one months’ rent as deposit.**
*Book a property without any application or referencing fees
This applies to individuals who can provide us with all of the below within fifteen days of applying for a tenancy;
- proof of residency and Right-To-Rent – either a UK Passport, or equivalent proof of residency accepted by the Home Office,
- completed application form,
- positive landlord references for the last three years, phone number and email address for landlord,
- a copy of your own credit report showing no more than one default in the last three years of no more than £200, and with a score of “Fair” or higher, and no delinquent accounts,
- proof of current address,
And either:
- proof of employment – payslips from your employer covering the last three months, or last two years’ tax returns if self-employed - this must show your income is 2.5x the rent of the property – if the rent is £500, your net earnings must be £1250 or higher per month,
OR
If unable to provide proof of employment, or if you are in receipt of Housing Benefit/Universal Credit, you will need a guarantor; they will need to provide all of the below:
- payslips from their employer covering the last three months, or last two years’ tax returns if self-employed - this must show income of 3.5x the rent of the property – if the rent is £500, your net earnings must be £1750 or higher per month,
- a copy of their own credit report showing no default in the last three years and with a score of “Good” or higher, and no delinquent accounts,
- proof of Home Ownership,
- proof of address,
- proof of UK residence,
- a completed guarantor form.
If you are unable to provide the above information within fifteen days, or have provided incorrect information once you have signed an initial declaration, you will lose your holding deposit.
If you decide not to take up a tenancy agreement at the property you have applied for, you will lose your holding deposit.
**The holding deposit of one weeks’ rent will be calculated as a calendar months’ rent multiplied by twelve (months in a year, to give annual rent), divided by fifty-two (weeks in a year to give weekly rent). For example, if the rent is £500 pcm, then one weeks’ rent is £115.38. We will round up or down to the nearest pound – in this case, the holding deposit would be £115, with £385 still due for the remainder of the first months’ rent.
